About The Old Dairy

Set in the beautiful Fife countryside within easy reach of St. Andrews, Falkland and Edinburgh, The Old Dairy is a romantic stone-built cottage with large private hot tub and pretty patio garden. Perfect for a special occasion, with big luxurious Kingsize bed, cosy log burner, private parking and WiFi.

The space

The Old Dairy is next door to our farmhouse and is where the butter and cheese was made when it was a working farm.
Enter from the private walled/fenced garden through French doors in to a spacious sunny kitchen/diner. A lovely wooden staircase leads to the master bedroom and shower room. There is a glass door from the kitchen through to the sitting room with cosy log burner, a beautiful stylish velvet sofa, quirky art and a fabulous big screen tv.

Guest access

There is parking for your car on our spacious mono block parking area and a few steps down to the gated entrance of the Old Dairy. Lots of lovely walks or cycling direct from the door! It feels like you are miles from anywhere but it’s just a 10 minute drive to an M&S food store!

Other things to note

T. O. D is essentially a couples romantic retreat and perfect for a celebration. If there’s anything you would like us to organise for you – as a surprise or not! – before you arrive please let me know. Birthday balloons, flowers, champagne, cream tea on vintage china, or a special treat, please email Ainslie at theolddairyfife@gmail.com. Any of the above must be booked and paid for directly at least 3 days before your arrival.

Neighbourhood highlights

We are surrounded by beautiful woodlands, hedges and fields, and we have some amazing sunsets. It is an idyllic spot to spend some
quality time. We do have neighbours nearby but it still feels like the middle of nowhere.
There is occasional tractor or digger noise in the fields around us, particularly at planting or harvest time.

Getting around

There is parking for your car on our spacious mono block parking area and a few steps down to the gated entrance of the Old Dairy. Lots of lovely walks or cycling direct from the door! It feels like you are miles from anywhere but it’s just a 10 minute drive to an M&S food store!

Other things to note

It’s best if you have a car but, if we can, we are happy to pick you up from Ladybank train station – about 10 mins. We have a good taxi service and our lovely local Inn (Open Wed-Sat) is walkable- a pleasant 15 mins but probably only in spring/summer on lighter nights.
There is a direct bus to/from Glasgow which will drop you in the village and we will happily pick you up if we can.

TERMS AND CONDITIONS Please read these terms carefully. If there’s anything you are not sure about, please don’t assume! Just email in advance and we’ll be happy to discuss.

CHECK IN/CHECK OUT TIMES Check-in is from 4pm until 8pm. Check-out is by 11.00am. You will be sent check in instructions prior to arrival. In case of late arrival (after 8pm) please inform at point of booking or by phone as soon as possible.

EV CHARGING In line with our insurers terms and conditions, we cannot offer electric car charging using our 13amp sockets. Nearest charging would be Pillars Of Hercules, Falkland or Cupar Bonnygate Car park.

HOT TUBS Hours of use 11.00am vacated by 11.00pm at the latest. All guests use the Hot Tub and surrounds entirely at their own risk.

Please don’t consume any food whilst using the hot tub and for your safety use the outdoor glasses provided. The Hot Tub is suitable for 2 guests only. For insurance purposes only guests staying at The Old Dairy are permitted to use the hot tub. Do not stand or sit on the hot tub lid. The lid is attached and should only be opened and closed using the easy-to-use lifting mechanism. It should always be closed when not in use. This retains the heat and keeps it free of dirt and bugs before you use it again.

Your tub is freshly cleaned and filled for your use in line with manufacturers/BISHTA guidelines. We use Chlorine in our hot tub. ​In order to keep your tub useable and safe for the duration of your stay, please read the information below. We check the tub each morning prior to 11am and rebalance chemicals if necessary. We also check later on in the day if we think it is necessary. An ‘out of use ‘sign will be placed on your tub to avoid use if we have to add balancing chemicals. We will remove it once retested. This is for your safety and comfort.

If your tub becomes too dirty to correct (this can only happen if you choose not to follow the cleanliness and time guidelines), we will advise you not use the tub for the remainder of your stay. There will be a charge of £50 for this if you wish your tub to be cleaned and refilled during your stay. It is entirely at our discretion as to whether guests may use the tub. Intoxicated guests will not be permitted to use. Guests must not make excessive noise whilst using the hot tub. Quiet (ish) music is fine but must not be played after 11pm at which time the hot tub should be vacated.

All guests should shower before using and bring and wear appropriate swimwear – please do not sit in the tub with tshirts or cotton shorts. We provide robes for use when entering or leaving the tub area – you may wish to bring flip flops to wear for the short hop from door to hot tub steps.

The Tub must be vacated by 11pm.

Children under 16 are not permitted. Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor. Pregnant women should not use the hot tub. Persons with any skin condition are not permitted to use the tub.

Hot tub folliculitis and hot tubs: Hot tub folliculitis is caused by a type of bacteria called Pseudomonas aeruginosa, which thrives in warm, moist areas. It can cause a rash after using a hot tub. The rash may require antibiotics to treat it. The best way to prevent hot tub folliculitis is to only use hot tubs that you know have been regularly and thoroughly treated and cleaned – ours are completely emptied and refilled for each guest and we follow BISHTA guidelines and keep records accordingly. Even with our thorough maintenance, we need to advise you of the risk. There are some precautions you can take to further reduce your risk. You should note the following also: Follow the guidance in the in room folder regarding 15 min time limit. Choosing to disregard this can elevate your risk. Avoid shaving or removing hair immediately before using a hot tub. Waxing should be done at least a day or so in advance if possible. Don’t sit around in a damp swimsuit. Immediately after getting out of the tub, shower and wash with soap and water. Clean your swimsuit thoroughly after you’ve been in a hot tub. If you don’t, you could reinfect yourself at a later date. The hot tub is subject to maintenance on occasion and may be unavailable during your stay due to unforeseen circumstances. If the tub cannot not be used due to inclement weather or unforeseen damage/repairs, no cash alternative will be offered. ​

SMOKING POLICY/CANDLES In keeping with regulations and for the comfort of everyone The Old Dairy is completely non-smoking. Any guest found smoking anywhere on the premises WILL be asked to leave immediately and an additional cleaning charge of £250 will be incurred. We may claim for the loss of following bookings if a deep clean of soft furnishings, carpets and curtains is required. Candles – please do not use any naked flames in the accommodation. Vaping is also prohibited in the building and around the hot tub and patio area.

DOGS : Sorry we do not allow dogs in The Old Dairy.

BBQ’s For the comfort and safety of guests, we do not allow BBQing on our site.

DAMAGE TO THE OLD DAIRY PROPERTY All rooms are cleaned within current Covid guidelines and checked for damage after each letting and are let in good condition. The person booking the room/s takes full responsibility for all rooms booked under their name. The booker accepts responsibility for any damage caused during their stay that necessitates repair or replacement, furniture, fixtures and fittings, mattresses etc. Additional cleaning, out-with reasonably expected cleaning, will incur an additional charge. If we have to cancel a booking following yours due to damage, we WILL pursue all losses and damages incurred. We reserve the right to deduct payment from the card used to secure your booking.

Should you have any problems or issues during your stay, we live next door and can answer any questions or give assistance should you need it!
